Architectural

• What types of exterior modifications can I make to my home without requiring approval of the association?
 All exterior modifications or improvements must be approved through the community association’s architectural control process. Please complete the architectural request form.

• What’s the process for submitting the application? How long does it take to get approval?
Once the application is submitted, it will be reviewed by the Architectural Control Committee. This committee of volunteer homeowners is tasked by the Board of Directors to review each submission to determine that the request is in compliance with the association’s architectural guidelines. A response from the committee may take up to 30 days from the date of submission. Please ensure that you provide as much information as possible with your application to avoid delays.

• What is the status of my application?
If you have not heard from the Architectural Review Committee within 30 days from the date of submission, please submit a request via TownSq or email your Community Manager at DTLOAmanager@goodwintx.com.


Rental/Leasing Restrictions

• Is there a rental cap?
Yes. No more than 5% or three (3) townhomes , whichever figure is less, shall be leased at any time.

• Can I buy a home in Towne Lake for the purpose of renting?
No owner may lease any townhome within his or her first twelve (12) months (1 year) of ownership. Once the home is eligible for leasing, no Lease shall be for a term of less than six (6) months or longer than one(1) year in length.


Pool

• What are the pool hours?
Mon-Thurs: 7:00 AM-10:00 PM 
Fri-Sat: 8:00 AM-11 :00 PM
Sun: 8:00 AM - 10:00 PM

The pool and spa may not be used while being cleaned or serviced.

• How do I get a key card for the pool?
There are no keycards required for pool access. There is a keypad on both doors to the pool. To request this code please submit a request in TownSq or email your Community Manager at DTLOAmanager@goodwintx.com

•Access:
The pool, spa and cabana are for the exclusive private use of Owners, and their guests. Residents of Lease properties in Towne Lake have access to the pool and cabana but not guest privileges or reservation privileges to hold parties at the pool/cabana.

•Guests:

Owners are limited to two (2) guests at any given time. 
Owners must be present at all times when guests are using the pool, spa, or cabana. The passcode should not be given to guests. 
Owner's employees/contractors such as house sitters and dog walkers are not allowed pool/ cabana access.

•Reservations:

An Owner wishing to host a party consisting of more than two (2) guests can reserve the cabana on TownSq. 

Owners reserving the Cabana, for an event hosting non-resident guests, will be assessed a usage fee of $100 upon confirmation of the event reservation. The reservation fee is non­refundable. 

Reservations should be made a minimum of 7-days in advance to ensure availability since only one event reservation will be allowed at a time.

Reservations for events hosted by an Owner for residents will not be assessed a usage fee. 

Reservations do not designate the pool/cabana area as exclusive. The pool area is always open to all Owners and residents. 

The Pool Cabana area is not available for party reservations on holiday weekends, (Memorial Day, Independence Day, Labor Day) or Towne Lake Community Special Event days. 

Reservations may be for up to three (3) hours. Owner is allowed a maximum set up time of thirty minutes prior to start of event. The area should be clean and cleared within thirty minutes following the end of event. 

The Owner making the reservation must be present at all times and is responsible for ensuring all areas have been cleaned, (free from dirt, marks, or stains) and all furniture left neat and in proper place. Failure to do so will result in a fee assessment of $200 to cover the cost of porter service to clean the area. The Owner is responsible for any and all damage and breakage.

•General Pool Rules:

Pool Rules posted at the Cabana and Rules stated in Towne Lake's Rules and Regulations of the Covenants, Conditions & Restrictions (CC&Rs) must be observed at all times. 

No drinking, eating, or smoking/vaping is allowed when in the pool or spa. Texas Administrative Code. Rule 265.202. Additionally, no smoking/vaping is allowed anywhere inside the enclosed pool and cabana areas. 

Drink containers and food are not allowed within two (2) feet of the pool edge or spa edge. 

No alcoholic beverages allowed anywhere in the immediate pool area. 

No glass containers allowed anywhere inside the pool area including the Cabana area. Texas Administrative Code Rule 265.202. 

Except as allowed per law, no animals allowed in pool or Cabana area. 

Flotation devices are not permitted in the pool or pool area; this includes inner tubes, plastic floats, noodles, etc. aside from floating devices for those children three (3) and under. 

Proper Swimwear only. No cutoffs, street clothes or loose clothing. 

Anyone 3 years and under must wear "swim" diapers when in pool or spa. Adults must check diapers /swim wear regularly for sanitation purposes. The expense of contamination remediation of the pool or spa will be at the expense of the responsible Owner. 

Due to limited space, buggies, strollers, wagons, and riding toys are prohibited inside the pool and Cabana area. 

Personal COOLERS are allowed in the Cabana area but must be no larger than 12 inches wide by 14 inches tall by 16 inches long. Only one cooler per household is allowed inside the Cabana area. 

It is the responsibility of the Owner, Resident or Guest to remove all personal items upon leaving the pool cabana area. Items left behind will be removed and disposed of. 

Owners, Residents and Guests must return furniture to proper place, leave the area clean, including tabletops free of food or drink stains, and remove their trash from the pool and cabana area before leaving the area.

•Pool Rules – Code of Conduct and Behavior:
Adults are responsible for ensuring their minors' good behavior when at the pool. Excessive noise, screaming or behavior at the pool that has the potential to interfere with the rights of enjoyment of other Owners is not allowed.

No profanity or abusive language, or excessive noise is allowed.

No diving, free falling or jumping is permitted from the side of the pool, walls, furniture, or similar items, including jumping off the fountain wall.

No running or rough housing anywhere inside the of cabana areas.

Vehicle and Parking

CURBSIDE PARKING ALONG TOWNE LAKE CIRCLE AND TOWNE GREEN CIRCLE PRESENTS A HAZARD FOR EMERGENCY VEHICLE PASSAGE AND IS STRICTLY PROHIBITED AT ANYTIME INCLUDING OVERNIGHT!

No vehicle belonging to or under the control of any Owner or Resident, or their Guests, or in the Owner's or Resident's employ, may be parked in such a manner as to impede or prevent ready access to any entrance to, or exit from a townhome or other common road in the Property.

VEHICLES MUST BE REGISTERED AND LICENSED

No vehicle belonging to or under the control of any Owner or Resident, or their Guests may be parked within the confines of Towne Lake if said vehicle is not state registered and licensed with a valid license plate and registration present on vehicle.

VEHICLES MAY NOT BE STORED IN VISITORS PARKING

No vehicle may be parked in visitor’s parking for the purpose of storage. By storage, we mean vehicle that is not driven and is not in use on an on-going basis.

No trailers, boats, boat trailers, motor homes, trucks over one-half (1/2) ton capacity, or campers may be parked anywhere in the community or stored overnight on any street within the Property, or on any Lot where they are visible from the street, or on any access easement to the Property.

An Owner or Resident of a townhome may not keep on property any vehicle with an advertisement affixed to the vehicle that is visible from the street. 

Parking is prohibited in fire lanes or within fifteen (15) feet of a fire hydrant per City of Addison ordinance. Parking in a fire lane is against the law. If an Owner has a visitor, vendor or other person working at their home parked in the fire lane, this may result in an automatic fine for the Owner.

For the safety of Owners and Residents of a townhome and their guests, vehicles in use on the property shall observe the posted speed limit of ten (10) miles per hour at all times.

Board Meetings

• How do I find out when the next Board meeting takes place?
Board meeting dates and times are typically posted in the News and Events section of TownSq. If you have registered your email address, we will also send meeting details via email in advance of the meeting.

• Where can I find copies of the most recent meeting minutes?
Meeting minutes are posted in the Documents section of TownSq.

 

Common Area Maintenance

• The landscaper is not cutting my backyard. Why?
Owners are responsible for maintaining their own landscaping. The HOA maintains the common areas, including the pool area and playground. If you have concerns, please submit a request via TownSq.

• I need to report a maintenance issue in a common area.
Please submit a request via TownSq and include a photo and as much detail as possible. You will be able to track the status of your request through TownSq.

• What is the trash/waste pickup schedule for my community?
Twice a week: Monday and Thursday.

• How do I get a mailbox key?
 Each home has an individual mailbox. No keys are necessary.

Compliance

• I just received a violation notice. Who can I talk to about it?
Questions regarding covenant violations should be directed to our Compliance Department at compliance@goodwintx.com. Additional contact information is listed on your notice.

• I need to report an issue with a neighbor’s home.
Please submit a request via TownSq with a photo, the address of the alleged violation, and details of the issue or you may submit your concern here:https://goodwin-co.com/report-a-deed-violation/

• When does the compliance driver come through our community?
The community is inspected once per month per the management agreement.

• Is there a list of do’s and don’ts I can give my tenant?
A copy of the Covenants, Conditions, and Restrictions (CC&Rs) can be found on your community website by visiting www.goodwintx.com and entering your community name in the “Find My Community” field.

• Can I pay with a credit/debit card?
